More About Westlake & West Lake Hills

Directly west of downtown Austin and on the other side of the concrete river known as MoPac Expressway, lie the upscale suburban neighborhoods generally referred to as Westlake, which also includes the village of West Lake Hills.

With MoPac as its eastern edge, Highway 71 as its western boundary, the Colorado River as a southern boundary, and Barton Creek to the north, hilly Westlake is perhaps Austin’s most affluent residential area. Single-family home prices here generally start around $400,000 and range upward well into seven figures. Condominiums offer another housing alternative.

The area is served by the highly regarded Eanes Independent School District. Eanes ISD serves approximately 8,000 students at nine schools: six elementary schools (grades K-5), two middle schools (grades 6-8), and one high school (grades 9-12). The District and all nine campuses achieved the highest rating, “Met Standard” by the Texas Education Agency (TEA) for 2012-13. The high school takes pride in its strong programs in the arts and athletics and its high graduation rate.

West Lake Hills was founded and incorporated as a village on September 9, 1953. The village encompasses 2,560 acres (4 square miles) with approximately 40 miles of public streets. The population numbers about 3,270, with approximately 1,000 homes and 200 businesses. The residents take special pride and interest in preserving the rural environment and maintaining the natural beauty of the area.

There are several gated communities within the Westlake area including Davenport Ranch near the Austin Country Club, and Rob Roy, west of Loop 360, which features one-acre lots. The Lost Creek neighborhood is across 360 from the high school and two elementary schools and is close to the Lost Creek Country Club.

Moving to Westlake also offers the opportunity to live near Lake Austin, a constant-level lake created by the damming of the Colorado River.  A short drive across the low water crossing on Redbud Trail and Downtown Austin is minutes away.
